Marketing Plan
To assist you in making informed decisions and to market your
home as effectively as possible, the following are some of the
services I provide to you the Seller. This My marketing plan
is designed to use both the marketing techniques commonly used
in our area as well as incorporating some innovative marketing
tools to greatly increase exposure and insure the successful
sale of your home! Of course each home is different and
every Seller’s needs vary. I will formulate a custom marketing
plan that is appropriate for you and your home
Marketing to Agents and Buyers
- With your permission, I will install a lockbox to facilitate
previews and showings.
- I will enter your property in the
NWMLS listing system where it will appear with digital
photographs, a description
of your property and showing instructions available to over 10,000
Agents.
- Provide national exposure on the featured listings page
of Lake & Company
web site; www.lakere.com and www.claudinefleury.net.
Your home will also be listed on www.Realtor.com. This is the
most used
national site of all real estate search engines.
- I will
take digital photos that allow other Agents to e-mail interior
and exterior photographs to their Clients.
- With your approval,
I will have installed a personalized sign on your property.
My 24-hour direct phone number is
the only number on the sign.
- Additional signage may be appropriate, including
neighborhood "directional
signs", if allowed in city or county for further
exposure.
- I will advertise your property in newspapers
and other publications.
- I will plan and hold public
open houses. These will typically be advertised and open
from 1 - 4 PM on Sunday.
- I will host Brokers/REALTOR opens
to encourage agent previews and awareness of the property.
The Broker´s
Open is held on a specific day and time for
in your neighborhood.
- I will create custom postcards to
mail to your neighborhood advising
them that your property is available for
sale. These postcards will have color photos of your property,
as well as, details
of your home.
- I will telephone /email my sphere
of influence including friends, past clients and agents.
- I
will place a professionally produced flyer or brochure
in your home providing property descriptions.
- I will add Special
Feature cards, highlighting your homes special features
in appropriate places around
your home.
Additional Services To Sellers
- I will personally monitor all calls made by Buyers on
your listing to promote the benefits and assets of your
property.
- I will survey the general and specific market after the
property has been exposed and report the response to you,
the Seller, regarding price, condition and general comments.
- Be personally present when any and all offers are presented
to protect your best interest.
- Help with negotiations and follow through to closing.
- Keep in touch. Consistent communication is key.
